If You Receive CRP Payments Read This…

For those of you that have farms that are enrolled in CRP you need to make sure that you have filled out either a CCC-927 or CCC-928 form and sent them into the IRS.  They are due by June 15 of this year!  If you do not have them in to the IRS then your payments may be withheld.  Below is some information that you need to know and will help you get the forms turned in to the IRS.

  • The 2008 Farm Bill set limits on how much an individual or farm entity can earn in a fiscal year and qualify for farm subsidy payments.
  • For non-farm entities the limit is $500,000 Adjusted Gross Income (AGI).
  • For farm entities the limit is $750,000 Adjusted Gross Income (AGI).
  • This disclosure form provides consent to the IRS to share your information with the USDA.  The IRS is not allowed to release your information without your consent.  That is why this form must be filled out and sent to the IRS.  The IRS will review your files and tell the USDA if you are over the AGI limits.
  • DO NOT file this form with your local FSA (Farm Service Agency) office, it must be mailed to the IRS.
  • The forms are available at your locak FSA office or online.
  • Form CCC-927 is for individuals.
  • Form CCC-928 is for Farm entities.

Here is the link to the forms, they are both in this PDF document.

Remember, if you do not get this form filled out you may be locked out of your CRP payment or any other farm subsidy you might receive.  I hope this helps, the USDA did not do a great job of making this well known!!

Now That Turkey Season is Over…

Whitetail Properties of KentuckyTurkey season is over in Kentucky and winding down or over in most other states.  I hope that everyone’s Turkey season went well and was successful!  Now that Turkey season is over it is time to turn our thoughts toward deer season.  I am already thinking about what I need to start doing to prepare for deer season this fall.  It takes preparation, game planning, and a little luck to bag Kentucky Trophy Buck!  What do we need to start thinking about as we prepare for deer season.  I will go through a list that I think is important as we move toward deer season.

Shed Hunting

Hopefully, you got some shed hunting in during the late winter to see if some of the bigger bucks were still on the property.  Shed hunting is a great way to locate big deer and determine if they made it through the season.  It is a little late to be doing it now, as the foilage gets out it gets more difficult.  I thought I would mention it because of the importance.

Food Plots

If you haven’t planted your food plots already you might start thinking about it!  However, if you haven’t planted them yet you need to pull soil samples before you do anything.  I know in Kentucky the Extension Service will test your soil sample for free if you provide the samples.  Most Extension offices have a probe you can borrow if you need one.  They will also tailor your samples for what you are going to plant and give you fertilization and lime recommendations for planting.  Many people under estimate the importance of soil samples and often do not get the results from the food plots they are looking for.  Often they blame the seed or the weather but in reality the soil quality is not right and the seed never had a chance to reach it’s optimum potential.

Feeding Stations

I know many states do not allow feeding!  It is legal in Kentucky as long as it is not put out between the dates of March 1  – June 1.  The time to start feeding in Kentucky is right around the corner so make sure your feeders are in working order.  In addition, make sure your mineral stations are fresh and keep mineral in front of them throughout the year.  Once June 1 hits start filling your feeders and make sure you use a ration that has a high amount of protein.  Bucks are putting on their antlers and the added protein will help build bigger bone!  In my opinion the feed needs to be above 16% crude protein.  Straight corn is a great attractant but it will not get the protein in them you want to promote antler growth.

Cameras

Nothing has improved deer scouting like the advent of the game camera.  It is a little early to be putting cameras out but now is the time to make sure that you have fresh batteries and plenty of SD cards.  I usually start putting cameras out in July, by then the bucks have enough antler growth to really see what you have.  Cameras are a great way to inventory your deer herd as well as pattern those big bucks on your property.

These are just a few things that you need to start thinking about now that Turkey season is over.  I love Turkey season but it is just a pastime to get me through until Deer season starts.  Kinda like Baseball and Basketball season are to Football season.

If anyone has any great tips or tricks they use to prepare for Deer season I would love to hear them!

Property Clients Having Success!!

I got into selling real estate for several reasons, the main one is seeing people that have always dreamed of owning their own hunting property capture that dream!  I love it when they finally get to hunt their new properties and a successful hunt makes it even better.  Land is always a good investment and time has proven that it is one of the best investments you could ever make.  What makes land such a good investment, as opposed to traditional investments, is the fact that you can touch it, use it, and enjoy it.  It is pretty hard to visit your investment on Wall Street and even more difficult to watch a sunset from it!  Not only does land appreciate over time but you can enjoy many years of outdoor recreation.  What value does that have?  For many that is priceless!  More importantly, you don’t have to worry about some Wall Street crook running off with your land like so many have with others life savings.

These clients are getting the best out of their farms and living their dreams!  Here are some great pictures from this past Spring Turkey Season.  Enjoy and remember that dreams do come true the following folks are living proof and I am living my dream every day by helping others fulfill theirs!

Successful 2010 Hunt

The end is coming near for the 2010 Spring Turkey season and I had been shut out so far.  That all changed yesterday when I bagged my first bird of the season on a great property in Christian and Hopkins County (this property happens to be for sale!).  It all happened really fast!  We got onto the property early in the afternoon, around a quarter till two.  We walked about a quarter mile to get set up on a newly planted corn field.  We placed the B-mobile out with a hen decoy and creep-ed over to the edge of the field to set up the camera and get comfortable for a long afternoon!  I let everything settle down, got comfortable and scanned the field.  The camera was ready so I took out my calls and got everything situated to start trying to call them in.  I took one more scan across the field when all of the sudden this lone Tom came out of the woods less than 50 yards from the decoys!  This has gotten good, quick!  I told Mike that a bird was in the field cause from his position he could not see him to get the camera on him.  In short order that Tom closed in on our decoys.  I waited until he got on top of the B-mobile, I was waiting for him to just jump all over the decoy.  I waited, waited, and waited!  The ole bird hovered around him but wouldn’t attack the decoy.  Then all of the sudden he started to bolt so I had to take him.  I lowered the boom from about 20 yards away!  Finally, I was shut out no more!  You can take a look at the bird below and for all of you folks that are still huntin em, keep hammerin!
